Location: 4918 St. Elmo Ave.
Details: 200 apartments in a 17-story building. Amenities will include an outdoor terrace with a fireplace, a resident “clubroom” with a hotel-style bar and lounge, and a rooftop swimming pool and fitness center. Apartments, which will average roughly 850 square feet, will be priced about $3.50 to $3.75 per square foot.
Timing: Under construction. First units could be available early in 2014.

Project: The Flats

Location: Lot 31, Bethesda Avenue at Woodmont Avenue
Details: 162 apartments in a five-story building. Amenities will include a rooftop deck, fitness center, resident lounge with kitchen, clubroom, direct access to Capital Crescent Trail and more than 8,400 square feet of outdoor space. Average unit size: 910 square feet.
Rents have not been released.
Timing: Developers estimate two more years of construction, with the first units available in 2015.
Project: 8300 Wisconsin Ave.
Developer: StonebridgeCarras
Location: 8300 Wisconsin Ave., at the old Trillium site
Details: 360 apartments in a nine-story building. Amenities will include a rooftop deck with demonstration kitchen and fireside lounge, fitness center, coffee bar, and a 15,000-square-foot sculpture garden plaza. Retail offerings will include a Harris Teeter grocery store. Average unit size: 880 square feet. Rents have not been released.
Timing: The developer expects construction, which is in its early stages, to be complete in 2015, with the first units available early that summer.
Project: 7770 Norfolk Ave. (formerly called 4900 Fairmont)

Location: 7770 Norfolk Ave. (across from Veterans Park)
Details: 240 apartments in a 17-story building. Amenities will include a rooftop pool with outdoor grilling stations, fitness center, concierge, clubroom and pet grooming center. Studio to two-bedroom apartments will be available. Square footages and rents have not been released.
Timing: Construction is expected to begin this fall, with the first units available in mid-2015.

Timing: Seeking approval from the Montgomery County Planning Board. The developer expects to start construction roughly a year after construction at its other project—7770 Norfolk Ave.—begins.

Project: Bethesda Commerce

Location: 7535 Old Georgetown Road (currently the location of a United Bank)
Details: 120 apartments in a 15-story building. Alberto Donoso, a senior development associate with Kettler, says the building will have a “green” vibe, with a park and a rooftop garden. Donoso says apartments will average 934 square feet, with rents likely to hover around $3.25 per square foot.
Timing: Seeking site-plan approval from the county. Developers aim to start construction early in 2014. First units could be available in the summer or fall of 2015.
Project: 7100 Wisconsin Ave.
Developer: Washington Property Company
Location: 7100 Wisconsin Ave. (current site of Eastham’s Exxon)
Details: 139 apartments in a building with 12 stories on the side facing Wisconsin Avenue and four stories on the side facing Woodmont Avenue. Amen-
ities will include a terrace on the 10th floor, cyber café, clubroom, and other features to make the building feel like “a high-end boutique hotel,” says Daryl South, senior vice president of development for Washington Property Company. Rents are expected to range from $2,000 to $5,000 per month.
Timing: Seeking final approval from the county planning board. The developer aims to start construction early in 2014 and finish in the fourth quarter of 2015.

Project: 7001 Arlington Road
(formerly known as Dwell Bethesda)
Developer: Associated Estates Realty Corporation
Location: Former Bethesda Post Office at 7001 Arlington Road
Details: 145 apartments in a five-story building. Apartments will range from 625 to 1,300 square feet and will have vinyl wood-plank floors, granite countertops, stainless-steel appliances, 9-foot ceilings, and balconies or terraces on every unit.
Timing: The first units are expected to be available in late 2014.
Project: Gallery Bethesda (first phase)
Developer: Donohoe Development Company
Location: 4800 Auburn Ave.
Details: 234 apartments in a 17-story building. Rooftop amenities will include a sundeck, pool, gas fireplace, grilling stations and clubroom. Apartments will range from 505 to 1,688 square feet. Rents have not been finalized.
Timing: The first units will be available in January, with the last units completed by June. Construction of the second phase, 4850 Rugby, which will offer 221 apartments, is expected to begin roughly 18 months after the first phase is completed.

Condos
Project: 4915 Hampden Lane
Developer: Toll Brothers
Location: 4915 Hampden Lane
Details: 60 luxury condos in a seven-story building. Amenities will include private outdoor terraces and custom appliance packages. Prices have not been finalized.
Timing: The developer is finalizing the condo design and has obtained necessary approvals. Construction is slated to begin as early as this fall, and the developer hopes to open for sales by next summer.
Project: The Darcy
Developer: StonebridgeCarras and PN Hoffman
Location: Lot 31, Bethesda Avenue at Woodmont Avenue
Details: 88 condos in a nine-story building. Amenities will include a concierge service and a clubroom. High-end packages for each unit could include built-in espresso machines and wine coolers. Prices range from $700,000 to more than $3 million.
Timing: Under construction now, with first units available in the winter of 2015.

Project: The Fairmont
Developer: Starr Capital
Location: 4990 Fairmont Ave. (formerly the site of a BP gas station)
Details: 70 condos in a 17-story building. The building will feature a glass façade. Units will average 1,600 square feet. Prices have not been finalized.
Timing: The developer is pursuing building permits from the county. Tom Albert, managing director of Starr Capital, says the first units could be available in the spring of 2016.

Project: The Lauren
Developer: Ronald D. Paul Companies/1788 Holdings
Location: 4905 Hampden Lane
Details: 40 condos in a seven-story building. The project includes 34 market-rate units and six “affordable” units, but 1788 Holdings founder Larry Goodwin says he expects some of the smaller condos to be purchased by owners of larger ones as “au pair suites”—so that they’ll probably end up with 25 condos in all. The units, which will range from 2,000 to 6,000 square feet, will feature amenities such as direct-access elevators and private rooftop terraces. They start at “the several millions,” according to advertising.
Timing: Under county planning board review. Units may be available in late 2015.

Project: 7340 Wisconsin Ave.

Details: Up to 225 apartments in a 14-story building on the former site of an Exxon gas station. Amenities will include a penthouse, a swimming pool and a green roof. Prices and square footages have not yet been announced.
Timing: The project is in the early stages of the approval process with the county planning board, and it is roughly two years away from groundbreaking.
