Construction will start next week on a mixed-use townhome community coming to an old industrial area near the Shady Grove Metro station in Rockville.

Westside at Shady Grove, from Bethesda-based developer EYA, will offer 407 townhomes on 45 acres of what used to be Montgomery County government warehouses. The units went on sale last weekend and EYA has opened an on-site sales center.

County Executive Ike Leggett, EYA President Bob Youngentob and others are expected to take part in a groundbreaking ceremony Tuesday.

The development is part of Leggett’s larger Smart Growth Initiative for the Shady Grove Metro station area. Westside is being built at the corner of Crabbs Branch Road Way and Shady Grove Road, just behind the Metro station.

Westside at Shady Grove is the first redevelopment project in the area. The townhomes start at $570,000 and will range from 1,678 square feet to 2,427 square feet with three or four bedrooms. Each townhome will be either three or four floors and include a rooftop terrace and private two-car garage.

The community will feature a clubhouse, swimming pool, fitness center, dog park and walking paths to the Metro station. It will also have more than 1,000 rental homes, 130,000 square feet of office space and 40,000 square feet of retail space.

Plans also call for a community library in what the county is calling “an urban village” at Shady Grove. Other projects will bring an elementary school, plus more housing and retail.

The county has moved many of the agencies that used to be headquartered in the warehouses and industrial buildings along Crabbs Branch Way.

In 2013, the county opened a new maintenance and transit operations center for its Ride On bus fleet on the other side of I-370. Earlier this year, Montgomery County Public Schools opened a new food distribution facility in Montgomery Village.

Other agencies, including the Department of Liquor Control, police department and the county’s Office of Homeland Security have moved.
