Are housing prices rising? Are more homes being sold? The following chart answers these questions with data on the number of sales, the average sale price, and the average sold price to original list price ratio for single-family homes in more than 440 Bethesda-area neighborhoods from 2014 to 2018. The neighborhoods included had at least five total sales during the last five years and at least one sale in the past year. The totals for each ZIP code reflect all sales in that ZIP code, not just the totals for the selected neighborhoods. Also, real estate agents entering sales data into Bright MLS are not required to follow a standard nomenclature; where possible, we combined subdivision names to account for misspellings and inconsistencies. Real estate agents may also enter sales into the Bright MLS database retroactively; as a result, some of the historical data may vary from what has been published in previous years. Bright MLS recently changed the methodology for calculating the average days on market; we did not include that data in this year’s chart. Instead, the chart includes the average sold price to original list price ratio (SP/OLP) for homes sold. Sometimes referred to as the percent of asking price, this represents the average of the ratios for the gross sales price to the original list price for individual listings that closed. Some numbers have been rounded.
